What is Lot rent?
$525 per month. That includes water, sewer, and trash
What’s the required down payment?
5 to 10% down depending on credit
What are my monthly costs if I purchase one of your new homes?
$525 lot rent which includes water, sewer, trash
$650 - 800 monthly payment if you get a loan on the home which includes taxes and insurance
$200 approximately for gas + electric (on average)
Are the front decks included in the asking price?
Yes. When you purchase the home you get the deck.
Do you offer lawn mowing service?
Yes, it’s $25 per service which includes mowing and weed whipping.
Why is the yard made up of dirt?
We were waiting until the weather cooled down to plant grass. We are planting grass in the next couple of weeks.
What’s going on with all this debris and construction?
It’s a bit messy right now. We are work in progress. Please excuse our construction mess. The bulk of the construction is finishing up in October 2025. Our home prices are currently marked down to reflect the inconvenience.
Are you going to put in a pool?
There are currently no plans for a pool. However there are plans for a common picnic/grill area and playground in 2025.
What’s going on with the mailboxes?
We are installing these soon (below) and removing the old black mailboxes
Is home price negotiable? Is there a discount if I pay cash for the home?
We have the homes listed for as low as we can go at the moment. We want to give you our best deal and sell off our inventory.
I prefer a wooded / secluded lot. Do you have any of those?
We are bringing in homes on the wooded hill in back starting Spring 2025. Those homes will likely be priced higher especially if interest rates continue to go down.
Do washer / dryer appliances come with the home?
They are not included in the current asking price, but we can install your selected appliances and roll it into the financing.
Is there central air conditioning in these homes?
They are not included in the current asking price, but we can install AC and roll it into the financing.
We require a wheelchair accessible home.
We can add a ramp at no cost.
Will you bring in any doublewides?
Doublewides cost a double to transport and install. We are trying to stay around the 60k price point right now.
Where is the property management office onsite?
We have an onsite manager who keeps an eye on things and manages out of her residence. We also have a temporary sales office.
Is this a trailer park?
Actually, we’re a modern manufactured home community. The term ‘trailer park’ can bring up outdated ideas. Our community is far from that. We’re undergoing a total rehab, adding new homes with modern features, and improving the look of the neighborhood. These homes are built to today’s high standards, with full-size kitchens, master suites, and energy-efficient designs.
Plus, our focus is on creating a safe, welcoming environment for all residents. Think of it as affordable, quality living with a strong sense of community – a place people are proud to call home.
What happened to Shady Oak?
Shady Oak was sold to us in 2023. We renamed it and started cleaning things up.
Who owns the community now?
A family based in Chicago. Our property management office is in Kalamazoo, Michigan. We own three of these communities total. We are a smaller operation that is focused on resident satisfaction.
